Advanced Instant Lookup connects a property to its owner. Search an address or APN, review the resolved property and owner identity, and bring the record into your contacts so outreach and notes stay together.

Before you start

  • A Landing Zone workspace with credits — each resolved profile costs 5 credits, shown in the app before you confirm. See How credits work.
  • The property's street address or APN (assessor's parcel number).

Steps

  1. Open Advanced Instant Lookup. Go to Intelligence → Advanced Instant Lookup in the Landing Zone app.
  2. Search by address or APN. Enter the property's address, or its APN if you have it. Confirm the address details to avoid near-matches.
  3. Confirm the lookup. The cost — 5 credits per resolved profile — is shown before you confirm. Credits are only charged when a profile resolves.
  4. Review the property and owner. A resolved profile includes the property record and the owner identity associated with it.
  5. Explore the surrounding context. Use Open Map to see the property and its surroundings, and review Nearby Properties, Comparable Properties, and Recent Transfers to understand the area and spot recent ownership changes.
  6. Add the property to a contact. Use Add a Property so the record is saved with the contact for outreach and follow-up — see Add a property to a contact.
  7. Skip trace for contact details. Owner identity does not include phone numbers or emails. Run Skip Trace to research ways to get in touch — see Skip trace a saved audience.

Limitations

  • Search starts from an address or APN. Owner-name search and phone-reverse lookup are not yet available.
  • A resolved profile identifies the owner — it does not include the owner's phone number or email. Those require Skip Trace.
  • Each resolved profile costs 5 credits; the cost is shown before you confirm, and credits are only charged on success.

Can I search by owner name or phone number?

Not yet. Owner-name search and phone-reverse lookup are not available. Start from the property's address or APN.

What does a lookup cost?

5 credits per resolved profile, shown before you confirm. If the lookup does not resolve a profile, you are not charged.

Can I record more than one property for the same owner?

Yes. Attach the first with Add a Property, then use Additional Property to record more properties on the same contact.
