Enrich owner and contact information Live
Fill gaps in your contact records — Skip Trace for phones and emails, property enrichment for property detail, and Verify for quality.
Enrichment fills the gaps in a contact record so you can actually reach the person behind it. Landing Zone enriches contacts two ways — Skip Trace for phone numbers and emails, and property enrichment for property detail — with Verify keeping the results trustworthy.
Before you start
- Contacts already in your workspace (imported, added from a lookup, or created by hand).
- Credits: Skip Trace costs 1 credit per successful match, and email verification costs 1 credit per 10 addresses. See How credits work.
Steps
- Identify what's missing. Open the contact (or a set of contacts) in Contacts and check for missing phone numbers, missing emails, missing property detail, and data you have but haven't checked.
- Run Skip Trace for phones and emails. Open Intelligence → Skip Trace and trace the contacts. Each successful match costs 1 credit; cached results and no-matches are free. See Skip trace a saved audience.
- Use property enrichment for property detail. Attach or expand the property records on a contact — see Add a property to a contact for Add a Property, Additional Property, and Additional Property Info.
- Verify phone numbers. Open Intelligence → Verify to classify each number's line type and carrier before you text or call — see Verify phone numbers.
- Verify email addresses. Run email verification — domain and MX checks always, mailbox-level where enabled — before an email send. See Verify email addresses.
- Record consent before outreach. Skip-traced and imported contacts default to UNVERIFIED consent until an opt-in is recorded, and batch and campaign SMS require VERIFIED consent. See Consent records.
Which tool when
- Missing phone or email → Skip Trace.
- Missing property detail → property enrichment (Add a Property, Additional Property, Additional Property Info).
- Data present but unchecked → Verify (line type and carrier for phones; domain, MX, and mailbox-level checks for emails).
Limitations
- Skip Trace can't resolve every record — some contacts return no match (at no charge).
- Enrichment adds data; it does not establish consent. Enriched contacts stay UNVERIFIED until an opt-in is recorded.
- Verification is a point-in-time check. Phone results are cached for about 30 days, and contact data goes stale — re-check older records before a large send.
Frequently asked questions
Do I pay for skip trace records that don't match?
No. Skip Trace charges 1 credit per successful match. Cached results and no-matches are free.
In what order should I enrich?
Trace first to find phones and emails, verify what comes back, then record consent before any outreach. Property enrichment can happen at any point.
